Job Description
The Senior Facility Manager (SFM) plays a key leadership role in ensuring properties are safe, efficient, and well-maintained. With deep expertise in construction and maintenance management, the SFM supports Regional and Property Managers by executing capital plans, managing budgets, mentoring maintenance teams, and enforcing safety standards.
This hands-on leader drives high performance across sites—overseeing project execution, optimizing Yardi systems, and upholding financial goals. A strong problem-solver and role model, the SFM fosters a culture of service excellence that supports resident satisfaction and long-term tenancy, while maintaining strong relationships with staff and housing partners.
Capital Improvements
- Provide meaningful guidance to the on-site team for all capital planning and examine expenditures for cost savings and efficiencies - share best practices with colleagues.
- Manage larger scale project budgets, tracking costs, and controlling expenses to ensure financial targets are met.
- Coordinate and work in tandem with the Property Managers and Superintendents to ensure capital projects are successful.
- Perform capital needs assessments routinely and complete competitive bid walks with vendors
- Lead and manage all aspects of construction project from initiation to completion, ensuring adherence to budget, schedule, and quality standards coordination with subcontractors, vendors, and suppliers.
- Develop, track and maintain project schedules to ensure timely completion of projects.
- Ensure compliance with all local, state, and federal regulations, as well as company safety protocols.
Property Operations
- Oversee all Facility staff, mentoring Regional Facility Managers ensuring they gain in depth knowledge of construction and maintenance practices.
- Bring uniformly professional maintenance practices and procedures to all properties to include maintenance shop organization/sustained orderliness, equipment-tool maintenance, and inventory management.
- Serve as a resource and advisor to the Regional Property Managers and Property Managers by identifying deficiencies at our properties.
- Work to ensure the maintenance team does its part to meet budget targets for all maintenance related expenses and capital items.
- Visit properties regularly to mentor superintendents and inspect properties, utilizing Maintenance Mobile to memorialize property conditions.
- Manage pro-actively by getting ahead of maintenance-related issues, thus avoiding surprises and minimizing crises.
- Ensure work orders, apartment make-readies, and preventative maintenance are done professionally and on time. Ensuring Maintenance Mobile in Yardi is being utilized to track these functions.
- Find high-quality local trade vendors at competitive costs for site work as may be necessary
- Ensure properties are prepared to excel during all property inspections, including Agency, State and REAC
- Support RPM training efforts to heighten the technical expertise of maintenance staff
- Ensure properties are following company guidelines and protocol to control utility consumption
- Support RPM’s Safety initiatives and company’s safety protocol
Required Education and Experience:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field or equivalent Construction Project Manager experience.
- Experience in construction, engineering and all facets of property operations and building management
- In-depth knowledge of construction processes, building codes, and safety regulations.
- OSHA training
- Strong organizational and time-management skills, with the ability to manage multiple projects simultaneously.
- 8-10+ years of residential maintenance management experience with at least 3 years as a manager.
- Strong leadership and relationship-building skills.
- Excellent communication and interpersonal skills, with the ability to interact with clients, subcontractors, and team members.
- Ability to read and interpret blueprints, construction drawings, and technical specifications.
- Knowledge of cost estimation and budgeting techniques.
- Technology literacy and a solid understanding of operating software, Yardi experience preferred.
- Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)
